Terms of service

The agreement between you and us when you use MyRentFolio.

1. The agreement

These terms are a contract between you and Panorama Rentals LLC, a Tennessee limited liability company (“we” or “us”), for the use of MyRentFolio (the “service”). When you create an account or use the service, you agree to these terms and to our privacy policy. If you use the service for a company, you agree for that company, and you confirm that you have the authority to do so.

You must be at least 18 years old and live in the United States to use the service.

2. Your account

  • Give true and complete information, and keep it up to date.
  • Keep your password secret. Turn on extra sign-in protection when the service offers it.
  • You are responsible for what happens in your account.
  • Tell us at once at support@myrentfolio.com if you think someone else used your account.

3. What the service is, and what it is not

MyRentFolio gives landlords and hosts tools to track properties, leases, rent, expenses, bookings, maintenance, documents, and listings, and gives their tenants a portal.

We are not:

  • a party to any lease, booking, or other agreement between a landlord and a tenant or guest;
  • a property manager, real estate broker, or agent;
  • a law firm, an accountant, or a financial or tax adviser. Nothing in the service is legal, tax, or financial advice;
  • a bank or a money transmitter. We do not hold rent or other funds for you.

The service calculates balances and shows alerts automatically. These results can be wrong. Check them before you rely on them, for example before you charge a late fee or file taxes.

4. Landlord duties

  • Obey all laws that apply to your rentals, including landlord-tenant law, fair housing law, consumer protection law, privacy law, and short-term rental rules.
  • Enter tenant and guest data only when you have the right to do so, and use it only to run your rentals.
  • Do not publish listings that discriminate, or that are false or misleading.
  • You are responsible for your rent amounts, fees, notices, deposits, and tax filings.

5. Tenant use

Tenants use the service free of charge. A tenant’s access depends on their landlord’s account. The landlord controls the lease and payment records. If the landlord ends their account, the tenant loses access to that landlord’s data.

6. Your bank account

The service does not connect to your bank account or read it. The only money we take from it is the plan payment in section 7, once billing starts.

7. Fees

The service is free during the beta. Before we start to charge a landlord, we give at least 30 days’ notice by email, with the price. You can delete your account before the charges start. Tenants are not charged for the portal.

After the beta, the landlord plan is $35 a month, after a 30-day free trial. You pay by a monthly debit from your bank account through our payment processor, under an authorization that you accept in Settings > Billing. We do not take cards. If a debit fails, we may try it again up to 2 more times. If it still fails, your plan pauses until you add a bank, and your tenants keep their portal. You can cancel at any time in Settings > Billing. The debits then stop, and the service stays open until the end of the month you paid for. We do not refund part of a month.

Online rent payments are not available yet. When we add them, a regulated payment provider will process them, and extra terms will apply. We will ask you to accept those terms before you use online payments.

8. Rules of use

Do not:

  • break the law, or help another person break it;
  • upload data that you do not have the right to share, or that contains malware;
  • try to get into another person's account or data, or test, scan, or attack the security of the service without our written permission;
  • copy, scrape, resell, or rebuild the service, or use it to build a competing product;
  • overload the service, or get around its limits.

If you find a security problem, report it to support@myrentfolio.com. Do not use it.

9. Your content

You own the data and files that you put into the service. You give us permission to store, copy, process, and show them only to run, protect, and support the service for you. This permission ends when you delete the content or your account, except for copies in backups until they expire.

10. Other companies' services

The service connects to services that other companies run, such as Google Maps and the booking calendars of Airbnb and VRBO. Their terms apply to them. We are not responsible for their services, their data, or their mistakes.

11. Changes and availability

We improve the service often, and features can change or stop. We work to keep the service available, but we do not promise that it is always available or free of errors. Keep your own copies of important records, such as signed leases.

12. Disclaimer

The service is provided “as is” and “as available.” To the extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, title, and non-infringement.

13. Limit of liability

To the extent the law allows, we are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, rent, or data. Our total liability for all claims about the service is limited to the greater of the amount you paid us in the 12 months before the claim, or $100.

Some states do not allow these limits. In those states, the limits apply only as far as the law allows.

14. Indemnity

If a claim against us comes from your rentals, your content, your break of these terms, or your break of the law, you agree to defend us and to pay the costs and damages that result, to the extent the law allows.

15. Ending the agreement

You can stop at any time: delete your account in Settings. We can suspend or close an account that breaks these terms or the law, or that puts other users or the service at risk. When possible, we tell you first and give you time to export your records. Sections 9 (for backups), 12, 13, 14, and 16 stay in force after the agreement ends.

16. Law and disputes

The laws of the State of Tennessee govern these terms, without regard to conflict of law rules. Any dispute goes to the state or federal courts in Davidson County, Tennessee, and you and we agree to those courts. Before you start a claim, email us and give us 30 days to try to fix the problem.

17. Changes to these terms

When we change these terms, we change the date at the top. If a change is important, we tell you by email or in the app at least 30 days before it starts. If you keep using the service after that date, you accept the change.

18. Contact
